not/cannot accept previous reports.
• NEED (2) PREVIOUS LANDLORD REFERENCES that are real people. Will
verify that they owned the properties on the application.
• INCOME: Rent is $1695.00. This means your gross income (before taxes
are taken out) should be a minimum of $6780.00/month. With credit score of 680 or higher we may consider 10% less income or $6100.00/month. But OUR call. Ratio of Rent + long terms debt (auto payments, credit card, student loans, etc.) must not exceed 40% of your gross income. Applicants must provide a minimum of (3) recent months check stubs. Any alimony or child support that you want considered you must provide court order showing stipulation, and 2 years of proof of timely payments (copies of checks deposited). If Self-Employed, must additionally provide 2 most recent years of Income Tax Filings, and copy of 2 years bank statements.
